2024 Notice of Proposed Property Taxes (TRIM Notices)

The 2024 Notice of Proposed Property Taxes (TRIM Notices) have been mailed to all property owners. If you believe your property assessment is incorrect, please fill out an Assessment Review Form and submit it to our office. Skip the lines by scheduling an appointment online or by calling our office at 305-375-4712. The Property Appraiser’s office will be hosting outreach events listed in this letter where you will be able to address any concerns you may have with your property’s value or exemption(s) benefits. Property owners are encouraged to review their 2024 TRIM Notice online. The 2024 property values are also available online.

2024 Preliminary Certification Of Taxable Values

The Office of the Property Appraiser has released the July 1st Preliminary Certification of Taxable Values to Miami-Dade County taxing authorities. Property owners are encouraged to search their 2024 assessments online. For questions or to review your property assessment, property owners can visit our offices or send us an email. Appointments can also be scheduled online or by calling our office directly at 305-375-4712.

2024 June 1st Estimates of Taxable Values are Now Available

Property Appraiser Pedro J. Garcia has released the 2024 June 1st Estimates of Taxable Values to the taxing authorities in Miami-Dade County. The countywide estimated taxable value for 2024 is $468.6 billion, a 10% increase from 2023.

The June 1st Estimates of Taxable Values assist the taxing authorities with their budget preparations. However, the values released on June 1st are only estimates, which are subject to change. The official certification date for the 2024 assessment roll is on July 1st, 2024.

Report Exemption Fraud

Suspected homestead exemption fraud may be reported to the Property Appraiser's Homestead Exemption Investigation Unit by calling 305-375-3402 or by reporting through our online form.

Initial Certification of 2024 Tax Roll

In accordance with Section 193.122, Florida Statutes, Public Notice is hereby given that the Board of County Commissioners, upon the request of the Tax Collector, ordered the extension of the 2024 Tax Rolls on September 4th, 2024. The Property Appraiser, being satisfied that all property is properly taxed, certified the tax rolls on October 18th, 2024. This certification is the initial certification of the entire 2024 Real and Tangible Personal Property Assessment Rolls under Section 193.122(2), Florida Statutes, unadjusted by any changes to be made by the Value Adjustment Board after hearing pending tax appeals for 2024.

Final Certification of 2023 Tax Roll

In accordance with Section 193.122, Florida Statutes, Public Notice is hereby given that the Property Appraiser has recertified the 2023 Real and Tangible Personal Property Assessment Rolls at the close of business day on June 28th, 2024. This recertification reflects all changes made by the Value Adjustment Board prior to May 29th, 2024, together with any adjustments or changes made by the Property Appraiser.

Initial Certification of 2023 Tax Roll

In accordance with Section 193.122, Florida Statutes, Public Notice is hereby given that the Board of County Commissioners, upon the request of the Tax Collector, ordered the extension of the 2023 Tax Rolls on July 6, 2023. Being satisfied that all property is properly taxed, the Property Appraiser certified the tax rolls on Oct. 17, 2023. This certification is the initial certification on the entire 2023 Real and Tangible Personal Property Assessment Rolls under Section 193.122(2), Florida Statutes, unadjusted by any changes to be made by the Value Adjustment Board after hearing pending tax appeals for 2023.

Watch out for false quitclaim deeds

There are new reports that scammers are filing fake quitclaim deeds. Unfortunately, these schemes have increased over the past few years. The thieves are preying on property owners and transferring the title to themselves and/or companies, which in turn sell the property, leaving the rightful property owner homeless. Stay vigilant and monitor the Property Search frequently for any changes in ownership.

Beware of rental scams

A recent report revealed that the Miami-Dade Police Economic Crimes Bureau has been investigating a large amount of "squatter brokers." These scammers are posing as property owners or managers and renting a property they have no legal rights over. Then renters/lessees will get caught up in this fraudulent scheme.
