Environmental Plan Review
The Environmental Plan Review section reviews building permits, Certificates of Use and Occupancy, and the Local Business Tax applications to ensure that Federal, State and County (Chapter 24 and Chapter 11C of the Miami-Dade County Code) environmental protection laws are complied with.

Submit Online for DERM Program Review
Use the DERM Online Portal for the following programs: Coastal, Tree and Forest Resources, Water Control, Wetlands and Code Coordination and Public Hearings.
Plan Review Submittal Checklists
The Environmental Plan Review section welcomes customers to interact with the Section’s personnel by calling one of our locations to address any questions that you may encounter with the process. Additionally, you now have the ability to schedule an appointment with a plan reviewer online.
Plan Review encourages applicants to use the Plan Submittal Checklists in order to submit complete and approvable sets of plans. Plan Review believes that its overall productivity can be greatly improved if the customer submits clear and accurate information for review, along with any supporting documentation.
Elevation Certificates
These certificates are required for all new construction and substantial improvements to a structure.
Public Records
Records are open for public inspection and copying. Records for various programs can include, but not be limited to inspection reports, permit records, enforcement actions, contamination records, environmental monitoring records, contract records and project information. The Records Management Section is the central storage and processing area for department records, and assists customers in locating, viewing and copying those records.
Sewer Capacity Certification
Federal regulations require certain permit applicants to obtain a Sewer Capacity Certification letter before being issued a building permit. This letter certifies that the sewer system can handle the demands that your permit will require. Due to an overloaded sewer system, there might not be enough capacity to handle your request. But you can apply for and obtain certification before you submit building plans, saving you time and money.
Residential generators
Proposed Generator Pad Elevation shall be shown on residential plans. The following floodplain review policy is now in effect.
Non-residential floodproofing
The floodproofing of non-residential buildings may be be permitted as an alternative to elevating to or above the Base Flood Elevation; however, a floodproofing design certification is required. This form is to be used for that certification.
